Rare and Oh, So Special

Windwalker Real Estate $15,500,000

Large pieces of vacant land with water views are becoming scarcer and scarcer on Nantucket. So are properties which offer multiple choices for locating a house. So are properties which abut Conservation Foundation land on two sides. So are properties with 1,000 feet of waterfront on one of the island's most beautiful tributaries. And so are properties with a boat house and a grandfathered fixed and floating dock.

The 31-acre tract at 16 Medouie Creek combines the best of Nantucket heath land, tupelo and oak forests and shorefront. The discerning buyer will quickly realize the uniqueness of and potential for this property, from the first house site to the second one, from the active osprey nest to the spectacular 180 degree vista across the creek and Polpis Harbor and down the main harbor to the roofs of town and across Coatue.

Perhaps the most unusual feature of the tract is that it can not be subdivided or even have a second dwelling built upon it. But there is the possibility of combining part of the property with the conservation land next door.

The second dwelling restrictions relate to rules about properties having street frontage. Sixteen Medouie Creek has no frontage. Access is across another property on a deeded right of way which, at ten feet, is narrow enough to preclude a second dwelling. But when you drive into the property you will understand how this makes it even more special. Before getting to the "highlands" of the tract you drive on a dirt road through an ancient tupelo forest: one of themost spectacular entries you could have. Shortly, you come to the first house site where the viewing platform opens up almost the entire world around you. With a pond behind you and the creek on three sides, not to mention the views, it is easy to feel that you are in heaven.

The second house site is closer to the water, but you still might want to build an upsidedown house, to realize the site's full potential. Interestingly, while they are not too far apart, the perspectives are quite different from one site to the next.

What is clear is that the buyer has many options with respect to the size of the house and how it is situated on the property. Some of the preliminary Conservation Commission survey work has been done. Early-stage percolation tests indicate that the property would support a septic system for as many as ten bedrooms.

Also clear is that there are many choices for the use of the property in addition to its being a residence. Certainly, recreational uses such as swimming and tennis are appropriate. An equestrian center would work very well.

At the end of the road you come to the comfortable boathouse and dock, both an anomaly because they are the only structures on the property and particularly attractive features because of most people's inability to build new docks anywhere else under the town's moratorium.

As you take in the beauty of this property, let your imagination help you envision the place of your dreams. Nantucket doesn't get any better than this!
