PROPERTY PROFILE
Atlantic East Real Estate $1,595,000
You've no doubt driven by the home at the fork between Polpis Road and Quidnet Road - the one with the stately cupola and weather vane visible from the road above the tree line - and said to yourself, "There's an interesting house. I wonder what it's like inside."

PEACEFUL POLPIS
"Interesting" as it turns out, is an understatement.

As you enter the arc of the stone driveway, 312 Polpis Road appears to be an antique carriage house converted to a residence. Clearly, this is what the architect had in mind. The large green barn doors, with their distinctive bull's-eye glass transoms to the west and south complete the illusion. In the summertime, most people will enter through the grand double barn doors in the front of the building to the south and step into a sunny and open foyer. In the off-season, when boots can be muddy and clothes heavy, it makes more sense to enter through the side, into a spacious and very welcoming mudroom that features a long pegboard for an entire family's worth of coats, a washer and dryer and a handy slop sink in which one might clean a fish or rinse off a pair of mudcaked Wellies.

(Given that this property is a short distance from three of the island's most incredible walking trails, Squam Farm, Squam Swamp and the Windswept Cranberry Bogs, it is certain that this mudroom will see plenty of use.)

The interior of the home is designed in the light and airy postand beam style, made even more light and airy by the white, pickled, pine finish on both the beams and the rich knotty pine tongue and groove boards of the walls. This light white washed effect plus the ample windows gives the visitor the impression that the entire home has the bleached patina resulting from decades of sunny island days.

As you ascend the stairs to the second floor, the post-and-beam charm takes hold of you. At the top of the stairway, is a large, sunny, comfortable living area with 25-foot ceilings and a doorway onto the second-story back deck. From the second floor, the views are of wide-open cranberry bogs to the south and old-growth trees to the north and west.

At the other end of this floor, is a bright kitchen with tiled countertops and a large tiled cooking island that overlooks an open dining area. The kitchen features ample storage, a desk below a sunny window, and a handy tiled breakfast bar with room for three or four hungry family members.

Past the dining area is a small stairway to the loft directly underneath the building's cupola. This wonderful cozy space, with its dramatic roof angles, plenty of sun and unique round window overlooking the woods of Squam and beyond is ideal as a home office, den or reading area.

This home is designed as an upside-down house, which means the first floor bedrooms are cool and quiet. The master suite features the same white-washed pine ambience of the rest of the house, a full bath with a generous claw-footed tub and oldfashioned ring shower and an ample walk-in closet. Off of the first floor hallway is an additional full bath with a tub and shower. The second bedroom gets its charm from the bull'seye glass transom and French doors leading to a covered patio and an outdoor shower. In the summer, the dappled sunlight through the old-growth trees on the property lends a storybook quality.

312 Polis Road is bordered to the south and west by land set aside for conservation which means this property will forever feel like a secluded hideaway from the complexities of the modern world. On the northern side of the lot is a small driveway and open space that is ideal for storing a small boat for the winter. Access to Polpis harbor is just minutes away.

This unique post-and-beam two bedroom, three bath home is offered

for an $1,595,000. I
