Value Around the Village Green

Nobadeer Meeting House is a neighborhood consisting of dozens of new, picture-perfect condominium units around a triangular village green at the intersection of Nobadeer Farm Road and Sun Island Road. This grouping of homes has been designed to mimic the historic urban streetscape of the island’s old historic district, with the homes closer together, and a short distance between the front door and the street.

In addition to the dwellings, there is also the meeting house, which is how the village got its name, as well as a community pool.

Each structure in this mini-village consists of two dwelling units. No two units are exactly like. The floor plans differ, as do some of the exterior details. Some homes here, for example, sport painted clapboard facades, while others are in the traditional Nantucket shingle style. The result: a vibrant neighborhood where people live close to one another, yet have plenty of privacy and space.

There are currently only four units left for sale among the dozens of condominiums, a testament to the value that these homes possess for yearrounders as well as for seasonal residents. The fact of the matter is, for the price, one would be hard pressed to find anything on Nantucket that was in move-in condition, and certainly nothing with this level of craftsmanship. The homes themselves are modular units that have undergone extensive customization, with good quality Berber wall-to-wall carpet throughout, excellent tile work, top quality appliances, solid core doors, and expert tile work.

A tour of a typical unit begins with a large living room which is sunny and warm. There is access here to the back entrance and a sizeable flagstone patio which is perfect for barbecuing or reading a book in comfortable deck furniture. Beyond the living room is the kitchen and dining room area. The kitchen provides plenty of counter space, a doublebasin sink, new appliances and solid, well-made cabinetry. There’s also a handy breakfast bar with room for three or four stools, beyond which one finds the dining area sized perfectly for a table and six or more chairs.

The second floor of this rear unit features a master suite with plenty of room and light and air. The walk-in closet is something one rarely finds in a home at this price range. The same is true of the master bath, with dual sinks and an oversized tub/shower combination. Also on the second floor is an additional oversized bedroom with more than enough room for a pair of twin beds or a single king bed. A large full bath is next door and two large closets are in the hallway. It’s amazing how much storage each of these units actually offers.

The third floor of this particular condo (each is somewhat different, of course) features a large and open space that can be used as a third bedroom, a family room or a home office. Owners of similar units have customized such spaces with additional bathrooms and more. These spaces provide plenty of options and choices.

Speaking of options, the basement of the unit we toured (which featured a new washer and dryer, plus a high capacity hot water heater) was completely unfinished, yet the ceilings were high and the space ample. With a little imagination and materials, it would not take much to turn part of the basement into a family room, game room or media room. The poured foundation we witnessed was bone dry and ready for studs, sheet rock and plaster.

The four remaining units in the Nobadeer Meeting House complex, each with several wonderful details, deeded parking, pool use and access to public transportation, bike paths and walking trails are priced at $609,000, unfurnished.
