Planning Board will review Frost subdivisions on Dec. 11

Two subdivisions coming up for review at the Dec. 11 Planning Board meeting have the potential to put 100 lots on the south side of Madaket Road, just west of Crooked Lane.

The Planning Board signed off on Approval-Not-Required plans for Daisy Field Way at 78 Madaket Road and Front Field Way at 80 Madaket Road, both owned by Granger Frost, on May 22.

Because Frost has public access to his lots, he is not required to submit a definitive plan to the Planning Board for review and permitting. But Frost will likely return to the Planning Board for further subdivision of his land, according to Planning Director Andrew Vorce. At present, his definitive plans seek to divide both his properties into two lots each.

The largest of the two properties - 31.5 acres at 80 Madaket Road - is several hundred yards off the road. The second, at 78 Madaket Road, is 6.02 acres and directly on the road.

Frost's attorney, Arthur Reade, could not be reached for comment.

Frost filed his ANR plans the Friday before Town Meeting in April in order to freeze under the current zoning at the time, R-2 (20,000 square-foot lots, about a half-acre). Article 32 on the Town Meeting warrant in April, adopted without discussion, changed the zoning from R-2 to LUG-2, 80,000 square-foot-lots to fix a portion of the Town & Country Overlay Districts by putting 69 lots into the country district. Frost's lots were to be included in this change.

For 80 Madaket Road, Frost's forethought also afforded him the right, if he chooses, to further subdivide the 23 acres of developable land on this property into about 46 lots, for a total of 92 units if secondary dwellings are included. Similarly, 24 units are possible on Frost's six acres at 78 Madaket Road.

If Frost gets definitive subdivision plans approved by the Planning Board, the zoning is further grandfathered for eight years, and he has that much time to develop the land.

Frost's subdivision proposals will be reviewed by the Planning Board at its Dec. 11 meeting at 6 p.m. at 2 Fairgrounds Road.
