HISTORIC DETAILS ~ MODERN COMFORTS

Sanford Real Estate
$3,975,000
If ever there was a Nantucket home that "has it all" the house at 17 Gardner Street is it. This residence is in a great location (just a short stroll from downtown retail shops and restaurants); it has amenities, and it has lots of room. More specifically, there are three floors of living space, six bedrooms, a spacious gourmet kitchen, a large and inviting deck, and an office; it is climate-controlled throughout and has offstreet parking - the works.

There's nothing the designers of this magnificent historic reproduction, built in 1999, have not thought of. And despite its young age, this structure fits rather well with the neighborhood of homes that are hundreds of years older.

As you enter the front door, the first thing you see is a stair- way in front of you. At this point, the only clue that this home is a reproduction and not a well cared-for antique is the mortgage button missing from the banister's newel post. To your right, is a sitting room, or parlor - a common feature of historic Nantucket homes. In the parlor is a wonderful fireplace surrounded by a stately Federal-style raised panel wall. (There is a working fireplace in every major room in the house, including the master bedroom suite, the dining room and the living room.)

A few steps beyond the parlor down the central hallway is a large Lshaped space. The top of the L is the living room/family room, the L's corner is the kitchen, and the bottom is the dining area. Open and sunny, thanks to a bank of windows on one side, the dining area features a fireplace, and a reproduction of a wrought iron chandelier. The floors are wide pine, stained to imitate the patina of age one finds in historic homes. In one corner is a built-in china cabinet with glass doors to display place settings that have been in the family for generations.

The kitchen is what one would expect in a refined Nantucket home - the finest stainless restaurantgrade appliances, granite countertops, a large, deep, stainless steel sink and lots of storage space. The focal point of the kitchen is a massive square island topped by a perfect, thick calico granite slab with room for four stools.

The living room/family room is the sunniest room in the house, thanks to the French doors and large windows overlooking the home's outdoor deck and gardens. This room features several built-in cabinets and shelves.

Just beyond the living room is a guest suite with a full bath and its own entrance to the outdoor deck.

The second floor is spacious and features lots of storage and a goodsized laundry area (With bedrooms on three floors, this is the logical place for a laundry.) In the front of the home are two large bedrooms, each with its own bath and plenty of sunlight and air.

To the rear is the master suite, which, as noted, also has a working fireplace. The closets and built-in cabinets and shelves provide unusual amounts of space to stow one's clothes and belongings. The master bath boasts a make-up table, dual sinks, a separate water closet, a spacious shower and a corner soaking tub which could easily accommodate two people.

On the third floor, you'll find two additional bedrooms sharing a full bath. One of these rooms features two built-in day beds and a neat little playroom/alcove with built-in shelves, making this the perfect room for children or grandchildren.

Finally, there is a full, unfinished basement with all sorts of possibilities.

This spacious, like-new six-bedroom, five-and-one-half bath home, with innumerable details and style, in the Old Historic District, is offered at
